Terms & Conditions

These Terms & Conditions ("Terms") govern your access to and use of the EstateHub website and mobile app (together, the "Platform"), operated by EstateHub ("EstateHub", "we", "us", "our"). By creating an account, browsing listings, or otherwise using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.


1. What EstateHub Is

EstateHub is an online marketplace that lets real estate agents and agencies ("Agents") list properties for sale or rent, and lets buyers and renters ("Buyers") search those listings and contact Agents about them. EstateHub is a listings and messaging platform only. We are not a real estate agent, broker, valuer, or party to any sale, purchase, or rental transaction, and we do not verify property ownership, legal title, or the accuracy of any listing. Any agreement to buy, sell, or rent a property is made solely between the Buyer and the Agent (or property owner), and EstateHub has no responsibility for that transaction.


2. Eligibility and Accounts

You must be at least 18 years old and able to enter into a legally binding agreement to create an account. You agree to provide accurate, current information when registering (whether as a Buyer or as an Agent) and to keep it up to date. You are responsible for maintaining the confidentiality of your password and for all activity on your account. Notify us immediately if you suspect unauthorized use of your account. Each person or business should maintain only one account, unless we agree otherwise.


3. Listings (For Agents)

If you list properties on EstateHub, you confirm that you have the legal right to advertise the property (as the owner, or with the owner's authorization), that the listing information — including price, location, photos, and description — is accurate and not misleading to the best of your knowledge, and that the property is not being advertised in violation of any law. You are solely responsible for the content of your listings and for any dealings with Buyers who contact you.

By posting a listing, you grant EstateHub a non-exclusive, worldwide, royalty-free license to host, display, reproduce, and distribute that content on the website, the mobile app, and, where enabled, promotional placements, for as long as the listing remains on the Platform. We may remove, edit the display of, or decline to publish any listing that we believe violates these Terms, is fraudulent, duplicate, or otherwise inappropriate, without prior notice.


4. Plans, Fees, and Payments (For Agents)

Agents choose a listing plan (including a free plan and paid monthly or yearly plans), each with its own price and limit on the number of active listings allowed. Fees are shown on our Pricing page and may change from time to time; changes will apply to future billing cycles, not to a period you have already paid for.

You may pay by a manual method we support (such as bank transfer, JazzCash, or Easypaisa) by submitting proof of payment for review, or by card through our Stripe integration where available. Manual payments are subject to verification and approval by our team before your plan is activated; we may reject a payment that cannot be verified, appears fraudulent, or does not match the amount due. Card payments are processed directly by Stripe under Stripe's own terms; EstateHub does not receive or store your full card details.

Fees already paid are generally non-refundable, including if you stop using the Platform, downgrade your plan, or have a listing removed for violating these Terms, except where required by applicable law or where we agree to a refund at our discretion. If you downgrade to a plan with a lower listing limit, we may deactivate your oldest or excess listings to bring your account within the new limit.


5. Messaging

The messaging feature is provided to let Buyers and Agents discuss listings. You agree not to use it to send spam, harassment, unlawful content, or content unrelated to a genuine property enquiry. We may monitor, remove, or restrict access to messages that violate these Terms or that we are required to act on by law, though we do not routinely review private messages.


6. Your Safety

EstateHub does not verify the identity of Agents or the accuracy of listings, and we cannot guarantee that any Agent or Buyer you interact with is who they claim to be. For your safety: never send money for a property based on photos or a listing alone; always inspect the property in person before making any payment; meet Agents at the property or another safe, public location; verify ownership and legal documents independently (for example, with a lawyer) before making any advance payment; and report suspicious listings or accounts to us so we can investigate. EstateHub is not responsible for losses arising from transactions, payments, or agreements made between Buyers and Agents off-Platform.


7. Prohibited Conduct

You agree not to: post false, fraudulent, or misleading listings or information; impersonate another person or business, or misrepresent your affiliation with one; use the Platform for any unlawful purpose, including in violation of Pakistani law; scrape, copy, or systematically extract data from the Platform without our written permission; upload viruses, malicious code, or attempt to gain unauthorized access to our systems or other users' accounts; circumvent our payment or plan-limit systems; harass, threaten, or abuse other users; or reverse-engineer, decompile, or attempt to extract the source code of our website or mobile app, except as permitted by law.

We may suspend or terminate access for any account that violates this section.


8. Intellectual Property

The EstateHub name, logo, website design, and app (excluding user-submitted content such as listings, messages, and profile photos) are owned by EstateHub or our licensors and are protected by applicable intellectual property laws. You may not copy, modify, or use our branding or platform design without our written permission. If you believe content on the Platform infringes your intellectual property rights, please contact us with details so we can investigate.


9. Third-Party Services

The Platform may link to or rely on third-party services, such as Stripe for payments, WhatsApp or the phone system for direct contact between users, and, where enabled by the site administrator, Google AdSense for advertising. These services have their own terms and privacy practices, which are not controlled by EstateHub. We are not responsible for the availability, content, or practices of third-party services.


10. Mobile App

We grant you a limited, non-exclusive, non-transferable license to install and use the EstateHub app on a device you own or control, for your personal, non-commercial use, subject to these Terms and to any additional terms of the app store you downloaded it from. Logging in through the app issues a secure token that keeps you signed in for a limited period (currently up to 30 days) before you need to log in again. We may update or discontinue features of the app at any time.


11. Disclaimers

The Platform is provided "as is" and "as available," without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Platform will be uninterrupted, error-free, or completely secure, or that any listing, Agent, or Buyer is trustworthy, verified, or accurately described.


12. Limitation of Liability

To the fullest extent permitted by applicable law, EstateHub and its owners, employees, and partners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, goodwill, or property, arising from or related to your use of the Platform, any transaction or dispute between a Buyer and an Agent, or any listing or content posted by another user. Where liability cannot be excluded by law, our total liability to you for any claim arising from your use of the Platform is limited to the amount, if any, you paid to EstateHub in the twelve (12) months before the event giving rise to the claim.


13. Indemnification

You agree to indemnify and hold EstateHub harmless from any claims, damages, losses, and expenses (including reasonable legal fees) arising from your use of the Platform, your listings or messages, your violation of these Terms, or your violation of any law or the rights of a third party.


14. Suspension and Termination

You may stop using the Platform and close your account at any time by contacting us or using the account controls available to you. We may suspend or terminate your account, with or without notice, if we reasonably believe you have violated these Terms, engaged in fraudulent or harmful conduct, or if required by law. Sections of these Terms that by their nature should survive termination (including Sections 8, 11, 12, and 13) will continue to apply.


15. Changes to the Platform or These Terms

We may update these Terms from time to time to reflect changes in our services or for legal reasons. The "Last updated" date at the top of this page shows when it was last revised. Continuing to use the Platform after changes take effect means you accept the updated Terms. We may also modify, suspend, or discontinue any part of the Platform at any time.


16. Governing Law and Disputes

These Terms are governed by the laws of Pakistan. Any dispute arising from these Terms or your use of the Platform will first be attempted to be resolved informally by contacting us; if it cannot be resolved this way, it will be subject to the exclusive jurisdiction of the courts of [insert your city, e.g. Lahore], Pakistan.


17. General

If any provision of these Terms is found unenforceable, the remaining provisions will continue in full force. Our failure to enforce a provision is not a waiver of our right to do so later. These Terms, together with our Privacy Policy, form the entire agreement between you and EstateHub regarding your use of the Platform.
